2. Check the price
You
must sure that you buy from the owner who exactly needs money. But I do not mean
that you drop the price when you know they really need money; you ought to find
suitable ways for both parties.
But in the case where
the owner is rushing for money, the land is definitely cheaper than the market
price. So, how do you know whether the land owner exactly sell his/her land?
The following points will guide you to figure out:
- Owners rush to build
a house: Usually, when building a house, some people do not have enough money
to finish it. And when it’s done 50%, the homeowner always wants to see his
house completed. Therefore, they are only forced to sell their farmland in
order to get money to buy materials to complete building the house. They do not
think so long, they just want to sell quickly, even if the price is a bit low.
And if you know the situation of landowners who want to sell their land like
this, go and check the geographical location as mentioned in the previous
point. If it looks right, grab it as soon as possible. You’ll have a chance to
make profits twice. You will get a cheap price when you buy, and after
decoration, you will make a huge profit.
- They are hurrying to
buy a motorbike or pay for the school’s fees for their children: At this point,
many of our farmers decide to sell their land to support their children's
education, so the sale is an urgent need, such as rushing money to buy
equipment and transportation for themselves or their children. And for the
school fees, the child has to pay at the beginning of the year, so in order to
pay that and prepare some for the monthly expenses, if they have the land, they
will definitely sell it. Once you know the reason, you will have made the right
decision to buy.
- Need capital to do
business: No matter what the business, it always needs extra capital to make
the business survive. If they urgently need capital to expand, they will decide
to sell the land; otherwise, it can go bankrupt. In a situation like this, the
owners still have some time to bargain because they are also traders and
certainly do not want to sell below market. But if the land looks good, you
should negotiate a reasonable price—neither too low nor too high—so that the
sale can be profitable.
- Owners owe money
from the bank: Most owners sell at a lower price than the market because they
can no longer repay the bank or are tired of paying monthly bank interest, so
they have to sell the land and pay off the bank. And if you are smart, you can
build a network with a lot of bank loan officers in the provinces, and then
many opportunities will come your way because the debtor always has a mortgage
to borrow money. In this way, you will be notified to go and negotiate to buy
land that should be selling for a low price below the market.
- Divorced owners:
Normally, when a couple divorces, both owners need to sell their property
(land) to share money. Therefore, they do not care about the market price, so
they only consider selling quickly. At this point, if you can buy it from them,
it is very profitable. But don’t persuade people to get divorced. We only buy
from people who already have problems, because we buy land, not disputes.
